Payment is due on or before the close of the tax sale auction. The deposit shall be applied toward the purchase price of the property. Failure on the part of the successful bidder to consummate the sale on or before the close of the tax sale auction shall result in the forfeiture of the deposit and all rights he or she may have with respect to that property. Upon forfeiture the right of redemption shall revive.

On receiving the full purchase price, the Placer County Tax Collector shall, without charge, execute a deed to the purchaser.

It may not be possible to obtain a guaranty of clear title from a title company in addition title companies may not issue their policy of title insurance on property that was purchased through a tax sale, unless a quiet title action has been successfully pursued in the courts, or quit claim deeds are acquired from the former owner and every lien holder.
